I am trying to sell my flat. There are many viewers but no one wants to purchase. Will I attract more buyers if I sell my flat at valuation or below?

This is a good question, which is definitely on the mind of lots of property owners, to sell at valuation or even below valuation in order to attract more buyers. If you sell your flat at valuation levels or below valuation, you will definitely attract a lot more buyers or at least a lot more interest in your apartment. However, there are other ways to sell your flat without lowering your asking price. Some of them include:
1) You should ‘dress up’ your flat for your potential buyers. Potential flat buyers are bound to view at least a few flats a day, and their viewing process can even span across months. A tidy flat will definitely create a good impression. As the popular saying goes, first impressions count! So, be sure to tidy up at minimum – if time and money permits, get a fresh paint coat.
2) Another good strategy is to make it a habit to invite buyers to sit on your couch for a while as they will be able to take in the details of your flat. While you get them comfortable with their surroundings, do take the opportunity to highlight why your flat is well deserving of a good price and any other unique selling points. This is also a good time to address your buyer’s concerns if there are any.
3) If you have been trying to market your flat by yourself, it might be a good idea to use a property agent. A good property agent will be able to assist you with your sale and get a price that you are hopefully comfortable and happy with.
