Buying Property In Singapore With Kids: A Guide For Parents

Buying Property In Singapore With Kids: A Guide For Parents

Meet Singapore's Property Expert, Dave Yong from ERA Realty Network Pte Ltd

Buying a home is a big enough decision on its own; doing it as parents, or parents-to-be, adds a whole extra layer: school catchments, room for a growing family, the commute to childcare, and how a mortgage fits alongside the cost of raising children. Property in Singapore is as much a parenting decision as a financial one. Here’s how to think it through with the family front and centre.

For a family, the right home isn’t the best investment or the biggest space you can borrow for. It’s the one that fits the life your children will live, at a cost that survives the years of raising them.

Schools, space, commute and affordability under the real weight of parenting costs count for more than squeezing maximum capital gain. Buy for the family you’ll have, at a repayment that still works when childcare and school bills arrive.

What to look at when you’re buying as parents

  • School and childcare proximity. One of the biggest parent-specific factors. Living near preferred schools can matter for registration, and a short journey to childcare or school reshapes your daily life for years. Many families buy with a specific catchment in mind.
  • Space that grows with the family. An extra bedroom, somewhere for children to play and study, and storage for the astonishing amount of stuff children accumulate. Think about the family in five years, not just now.
  • The neighbourhood. Parks, playgrounds, safety, amenities, and other families nearby make a huge difference day to day, often more than the flat itself.
  • Commute for the whole family. Not just yours to work, but the school run and childcare drop-off. A long daily shuttle with children wears thin fast.
  • Affordability under real parenting costs. The repayment has to leave room for childcare, enrichment, healthcare and the general cost of children, comfortably, with a buffer for a lost income or a rough year.

HDB or condo, and whether to buy now

The HDB-versus-condo question, for most families, comes down to budget, space and priorities, not a universal right answer. An HDB flat is the affordable, well-located backbone for the majority, while a condo buys facilities and a different lifestyle at a higher cost that has to be weighed against everything else children need. And the perennial “buy now or wait” question is answered differently for a family home you’ll hold for years than for an investment. Both of those decisions have their own guides linked below; the parenting lens simply pulls the answer toward stability, fit and comfortable affordability over pure return.

Financing and the rules

Loan-to-value limits, stamp duties, grants for families, and the treatment of a first versus second property are what decide what you can afford, and they change with policy and depend on your citizenship, income and how many properties you hold. Because these move and are decisive, confirm your specific position with a bank, a licensed mortgage broker, or the current official sources before committing, instead of relying on any figure in an article. The parenting principle stays constant; the numbers don’t.

Frequently asked questions

What should parents consider when buying a home in Singapore?

Beyond price: proximity to preferred schools and childcare, space that fits a growing family, a safe amenity-rich neighbourhood, a manageable commute including the school run, and, crucially, a repayment that stays comfortable once the real costs of raising children arrive.

Should I buy near my child’s school?

For many families it makes sense to prioritise this. Living near a preferred school can play a part in registration, and a short daily journey to school or childcare improves family life for years. It’s one of the most parent-specific factors in the decision.

HDB or condo for a family?

It depends on budget, space needs and priorities, not a universal answer. An HDB flat is the affordable, well-located choice for most families; a condo buys facilities and lifestyle at a higher cost that must be weighed against everything else children need.

How do cooling measures and grants affect a family purchase?

Loan-to-value limits, stamp duties and family grants often decide affordability more than the sticker price, and they change with policy and your circumstances. Confirm your specific position with a bank or the current official sources before committing.

What to remember

Buying property as a parent means leading with the family: schools and childcare nearby, space to grow, a good neighbourhood, a sane commute, and a repayment that stays comfortable under the real cost of children. Let HDB-vs-condo and buy-vs-wait be answered by fit and stability, not maximum return, and confirm the current financing rules against your own situation before you commit.
